PGT window installation in Fresno typically runs between $900 and $1,800 per opening for full-frame replacement, and $550 to $1,100 for an insert installation into an existing frame. We stock the most common PGT-compatible hardware, balances, and weatherstripping on our trucks, so many single-window jobs are done in one visit. Most Fresno homeowners discover a failed installation the same way: a window that suddenly slams shut, a sash that drops an inch when unlocked, or a visible gap at the sill where morning light comes through where it shouldn’t. The good news is that a properly matched PGT window, installed by someone who knows how this manufacturer’s tolerances run, will not need attention again for fifteen to twenty years in our climate.
Which PGT Models This Applies To
Our crews install and service the PGT lines most common in Fresno: the 2200 and 2300 series aluminum single-hung and horizontal sliders, the Eze-Breeze vinyl line for porches and sunrooms, and the WinGuard impact-rated line that shows up on newer homes and on houses near golf courses where errant balls are a real concern. If you are not sure which series you have, open the sash and look at the upper corner of the frame for a small silver or black label; the model number is usually prefixed with one of those series numbers. If the label is gone, measure the visible glass width and the gap between the sash and frame, and call us with those two numbers. We will identify it over the phone in about two minutes.
One thing to know about PGT specifically: the balance system on the 2200 series changed around 2016. Early versions used a block-and-tackle balance that is no longer made; current production uses a constant-force coil spring that is not a direct swap. If your window is older, the fix is usually a new coil assembly plus a conversion clip, which we keep on the truck. Aftermarket OEM-equivalent balances from third-party manufacturers work fine, but we prefer genuine PGT hardware for anything that bears load, because Fresno’s heat hardens cheap plastic followers faster than most people expect. Cosmetic parts like sash locks and lift rails are the one place we are comfortable with quality aftermarket equivalents, and we will tell you which is which before you pay for anything.

Signs Your PGT Window Installation Is Failing
- The sash drops when you unlock it. This is almost always a failed balance. In Fresno heat, the nylon follower inside the balance wears smooth, and the spring loses tension. One side fails first, which is why the window tilts instead of dropping evenly.
- You can see daylight through the corner joint. PGT frames are welded at the corners on vinyl lines and mechanically joined on older aluminum. When the joint separates even an eighth of an inch, the weather seal no longer touches, and you lose the air barrier that matters during a 105-degree afternoon.
- The window is suddenly harder to open or close. Dirt and alkaline dust from Fresno’s soil work into the track and score the nylon rollers on slider models. A scored roller makes the sash skate instead of glide, and once the roller is flat-spotted, the metal housing starts wearing the track itself.
- Condensation between the panes. The seal on the insulating glass unit has failed. PGT offers different glass packages, and once argon fills start to leak, the window still works structurally, but it no longer insulates. In a Fresno summer, that is money leaving through the glass.
- The lock no longer engages with a firm click. A loose or worn cam in the multi-point lock is the usual cause, sometimes the keeper has shifted easier to replace, sometimes the sash itself has settled out of alignment. Either way, a window that does not lock is a window we take seriously, because it is the one open invitation a house can make without intending to.

AfterReplacement Cost & What’s Included
For a PGT window installation in Fresno, most full-frame replacements run between $900 and $1,800 per opening, depending on size, glass package, and whether we are dealing with stucco or siding. An insert installation, where we leave the existing frame in place and fit a new PGT sash and liner system inside it, runs $550 to $1,100. The range is driven mostly by whether the rough opening is square, because a house that has settled in Fresno’s expansive clay soil often needs shimming and re-flashing that a plumb opening does not. Every quote we give is a written, line-item price before any work starts, so the number you agree to is the number you pay.
Included in the price: removal and disposal of the old unit, inspection of the rough opening for dry rot or water damage at the sill, new flashing and sealant where the frame meets the wall, installation and leveling of the new PGT window, interior and exterior trim if required, and a full clean-up with a photo of the finished work before we leave. Our work carries the 365-Day Done Right Promise: if the installation is not right in the first year, we make it right, no debate and no countdown.
DIY or Call Us?
What an owner can safely check: confirm the model number on the label, note which side of a double-hung is dropping, test whether the lock is loose at the screw or worn at the cam, and take a photograph of the gap or the sag so we can look before we arrive. Those five minutes save a service-call fee when the fix turns out to be a cleaning rather than a replacement. What you should not do is attempt to remove a sash on a PGT balance system without the tool that retracts the coil, because the spring is under tension and will take a piece of skin or a finger if it releases wrong. That is not a warning to build drama; it is the honest reason we carry the tool, and you probably do not. If the diagnosis looks like more than a loose screw or a dirty track, call us at (559) 272-9650 and we will give you a straight answer over the phone before anybody schedules anything.
FAQs
Plan on fifteen to twenty years for the glass and frame, and eight to twelve years for the first balance or roller replacement, because the heat and dust in Fresno shorten the life of moving nylon parts even when the window itself is still perfectly sound. Call (559) 272-9650 if your windows are in that eight-to-twelve-year range and starting to stick.
Yes, in almost every case a failed balance, roller, or lock can be replaced as a part, and the window gets another decade of service without a full frame replacement. We will tell you plainly when a repair is all it needs, because a written price applies whether the job is small or large. Call us for a free phone diagnosis.
Most single-window installations take three to five hours on site, including the clean-up, and we are usually gone the same day; multi-window jobs run a day or two depending on the number of openings. Keith Yamada walks every job before we start so the estimate includes exactly what the day will cost and what the day will look like.
We keep the most common PGT balances, rollers, locks, and weatherstripping on the truck for the 2200, 2300, and WinGuard lines, along with compatible hardware for CGI, CWS, and ES Windows when a mixed-brand home needs attention in the same visit.
If your window is sagging, slamming, or showing daylight where it shouldn’t, call Lightwell Windows Fresno at (559) 272-9650 for a free estimate and a straight answer about what your PGT window actually needs. A window that fits right the first time doesn’t ask for your attention again, and that’s exactly the point.
