CGI Window Installation: The Fresno Owner’s Guide

We install and service CGI windows throughout Fresno, with most full-frame CGI window replacements running between $900 and $2,400 per opening depending on size, series, and whether the frame is salvageable. If your existing CGI window is leaking, binding, or showing seal failure, the fix is usually a same-week appointment with a written quote before we touch anything. The most common way Fresno owners discover the problem is a window that suddenly won’t close flush against the sill, or condensation building between the panes after a cold winter morning, or a crank that spins without moving the sash.

Call (559) 272-9650

We’re an independent Fresno service provider, not affiliated with CGI directly, but we work with their product lines because the engineering is consistent enough to service properly. A light well is what brings daylight deep into a building, and a well-installed CGI window should do exactly that for your home, year after year.

Which CGI Models This Applies To

CGI’s residential window lines break into two broad families: the Estate Collection and the Sentinel Series. The Estate line includes single-hung, double-hung, casement, and picture windows designed for standard residential openings. Sentinel products are impact-rated and built for coastal or high-wind zones, which some Fresno homeowners choose anyway for the added thermal break and noise reduction. The frames on both use CGI’s proprietary Halo Gray vinyl, which resists the kind of UV chalk that shows up on cheaper white vinyl after six or seven Central Valley summers.

The compatibility gotcha most owners run into is this: CGI balance assemblies and tilt latches changed subtly between 2018 and 2021, and a 2019 Estate 6100 double-hung sash won’t accept a balance shoe made for the current 6200 revision. The easiest way to identify what you have is the etching on the lower corner of the glass, which carries a CGI serial prefix, paired with a small manufacturer label inside the top of the frame channel. If the label is gone, we bring a gauge set to measure the balance shoe width and cam profile directly on-site.

For parts, there are three tiers we talk about honestly with every homeowner: OEM CGI components ordered through our supply channels, quality aftermarket equivalents that meet or exceed the original spec, and universal hardware that only belongs on a tenant-turn flip job. For structural components like balances, tilt latches, and weatherstripping, we recommend OEM or top-tier aftermarket only. A $12 no-name latch from a hardware store will strip against the CGI hook in under a year, and that’s a service call you shouldn’t have to make twice.

Signs Your CGI Window Installation Is Failing

  • Sash drifts or drops when you let go. This is almost always a worn or broken balance shoe or spring assembly, and it’s the single most common CGI part we replace in Fresno. The heat accelerates the plastic’s fatigue, especially on the west and south sides of a house.
  • Water stains on the interior drywall under the window. This points to failed perimeter sealant or a clogged weep system, not necessarily the glass. CGI’s weep channels are narrow by design, and blown-in Fresno dust turns them into sediment traps faster than most owners expect.
  • Condensation trapped between the two glass panes. The window’s argon or krypton fill has leaked out. There’s no field repair that restores the original insulating value; the sash gets a new IG unit or a full replacement.
  • Crank spins freely or grinds, but the sash barely moves. On CGI casement and awning windows, the operator’s gear teeth are stripped or the torque bar has sheared. You can often hear a clicking or ratcheting sound right before it fails completely.
  • The window locks, but air moves around the frame on cold mornings. Compression weatherstripping has flattened, and the corner gaskets have lost rebound. Your glass isn’t failing; the sealing system is, and that’s a component-level fix we can do in a single visit.

Replacement Cost & What’s Included

In Fresno, expect these installed ranges for CGI work: a balance shoe or tilt latch replacement runs $95 to $210 per window including the part. A full weatherstripping and sealant refresh runs $180 to $380 per opening. Replacing the sash with a new IG unit runs $350 to $700. A complete full-frame CGI window replacement runs $900 to $2,400 per opening depending on series and glass package. We write every quote line-by-line so you see the part cost and the labor separately, and the number we put on paper is the number on the invoice. No change orders, no end-of-day surprises.

Every CGI installation we do carries the 365-Day Done Right Promise: if the finished work isn’t right, Lightwell makes it right, no debate and no countdown. We also pull permits when the scope requires it and schedule inspections ourselves, so you don’t become the project manager for a window job.

DIY or Call Us?

This is the honest split. You can safely check the weep channels at the bottom of the frame with a soft brush and a cup of water to see if they drain. You can also note the serial etching on the glass and measure the visible glass width and height to help us pull the right part before we arrive. What you should not try yourself is removing a sash that’s under tension from a balance system, or forcing a crank mechanism that’s binding against the track. A balance spring can release suddenly, and the sash on a picture or casement unit is heavy enough to do real damage to fingers, sills, or a kid standing too close.

For anything beyond a visual check, call us at (559) 272-9650. Most CGI service calls in Fresno are complete in one visit because our trucks carry the common Estate and Sentinel parts on board. If the part isn’t on the truck, we order it before we leave and come back when it’s in hand.
