Lightwell Windows Fresno provides independent Mr-Glass windows and doors repair, service, and installation across Fresno and the surrounding Central Valley. We work on the 7900, 6900, 5000, and 3000 series specifically, which means our techs know exactly what fails on these units in this climate and what a proper fix costs before we touch the frame. As an independent Mr-Glass service provider, we are not affiliated with or authorized by the manufacturer, and that separation is an advantage for you: we recommend the repair or replacement that serves the home, not the brand’s preferred sales path. Call (559) 272-9650 for a written estimate on any Mr-Glass product.
Why Trust Lightwell Windows Fresno for Your Mr-Glass Windows & Doors?
Our techs have rebuilt hundreds of Mr-Glass 7900 and 5000 series units in Fresno, Clovis, Sanger, and the Tower District, and they’ve learned the hard way which parts matter and which shortcuts fail by August. A Mr-Glass window is a precise machine. Tilt latches, cam locks, operator arms, and balance systems all sit in a specific relationship, and when one piece goes, the rest work harder until the next piece goes too.
Keith Yamada, our owner, trained in glazing and architectural millwork at Los Angeles Trade-Technical College before spending more than two decades installing and replacing windows and doors across California’s Central Valley. His father kept the family house in careful repair in the San Gabriel Valley and taught him early that a well-fitted window is a small act of respect toward the people living inside it. That’s the standard our techs carry onto every Fresno job site, and it’s why we use OEM Mr-Glass hardware where it matters most: tilt latches, casement operators, and cam locks. Generic parts change the feel of the unit. Mr-Glass parts fit the way the window was designed to fit.

Common Mr-Glass Windows & Doors Problems We Fix in Fresno
Fresno’s heat and dust do specific, predictable things to Mr-Glass hardware. Here are the five failures we see most often, with the real cause behind each one.
- 7900 Series Single Hung: drop-in sash failure. The tilt latches on the 7900 Series snap under repeated summer expansion and contraction. The latch is a small nylon and spring mechanism, and after enough 105-degree afternoons it simply gives way. When that happens, the sash drops without warning when a homeowner tilts it in for cleaning. We replace both latches as a pair, even if only one has failed, because the surviving latch is always fatigued from carrying the load alone.
- 6900 Series Horizontal Roller: panel jumping the track. Fresno irrigation water is hard. It carries grit, and that grit finds its way into the bottom track of 6900 Series horizontal rollers. The nylon rollers grind against the grit until they wear into ovals instead of circles. Once the rollers oval out, the panel sits low on the track, and a firm close sends it jumping right out of the channel. Replacement rollers are inexpensive; the labor to set the panel back square is the real fix.
- 5000 Series Casement: bent operator arms. The operator arm on a 5000 Series casement is a hardened steel bar with a pivot joint. After triple-digit heat cycles warp the sash slightly, the crank has to work against that warp every time it turns. Homeowners respond by pushing harder on the crank. The crank transfers that force to the arm, and the arm bends. The fix is straightening or replacing the arm and adjusting the sash so the crank turns without resistance.
- 3000 Series Garden Window: mold along the bottom mullion. Garden windows have weep holes along the bottom edge to drain condensation and rain. Fresno’s dust and spring pollen clog those weep holes within a season or two. Water backs up inside the frame, sits in the bottom channel, and black mold starts growing along the mullion. The glass seal is usually fine. The problem is drainage, and the fix is cleaning out the weep system and resealing the bottom corners.
- All Series: failed insulated glass units. Fresno’s UV exposure is relentless, and original Mr-Glass units from the early 2000s are now showing their age. When the Low-E coating degrades or the spacer fails, condensation and haze appear between the panes. We source dual-pane Low-E IGUs matched to the original thickness and gas fill so the replacement glass sits right in the existing frame.
Mr-Glass Parts & Our Repair-vs-Replace Approach
We stock OEM Mr-Glass tilt latches, casement operators, cam locks, and balance systems at our Fresno shop, because these are the parts that fail most often and waiting on a manufacturer order shouldn’t mean living with a window that won’t stay open or won’t seal shut. For glass replacement, we source dual-pane Low-E IGUs matched to the original thickness and gas fill, which keeps the warranty picture clean and the sightlines exactly the same.
Some shops default to aftermarket parts across the board because the margins are better. We don’t do that. Generic tilt latches and operator arms change the feel of the unit and often fail faster than the originals. Where OEM matters, we use OEM. Where an aftermarket part is genuinely equal, we’ll tell you and pass along the savings. And when our Window Replacement services beat endless patching, we say so plainly. On a 15-year-old bay window with failing seals in three openings and a sagging frame, the honest answer is replacement, not another round of repairs that won’t hold. Call (559) 272-9650 and we’ll look at the unit and tell you which path makes sense.
Our Mr-Glass Service Process – Step by Step
Every Mr-Glass service call in Fresno follows the same sequence, and it starts with figuring out what actually failed, not just what the symptom looks like.
- 1
Diagnosis. We pull the sash, remove the hardware cover, and look at the part that failed. On a 7900 single hung with a dropping sash, for example, we’re checking the tilt latch spring pocket, the balance block-and-tackle, and the sash gap before we touch anything. The symptom is the dropping sash. The cause could be any of three things, and we name it before we price it.
- 2
Repair or replacement. We give you the written price before work starts. If it’s a pair of Mr-Glass tilt latches on a 7900, we replace both and rebalance the sash. If it’s a sealed unit failure, we order the matched IGU and set the install date.
- 3
Testing. After the repair, we cycle the window or door through its full range of motion: open, close, tilt, lock, unlock. The 7900 sash gets set to a 1/8-inch gap so it seals tight through the next heat wave. The 6900 roller panel gets tested with the door closing at normal speed, not a gentle press.
- 4
Walk-through. We show you the finished work, explain what we did and why, and leave the job site clean. Shoe covers and drop cloths on every visit, and a photo of the clean-up before the crew leaves, so you can see exactly what the room looked like when we pulled out of the driveway.

We service and install the full line of Mr-Glass windows and doors that Fresno homeowners have in place: the 7900 Series Single Hung, the 6900 Series Horizontal Roller, the 5000 Series Casement, and the 3000 Series Garden Window. We stock OEM hardware for all four series at our Fresno shop, and we carry matched dual-pane Low-E IGUs for the most common glass sizes. Whether you need a pair of tilt latches on a 7900 or a full replacement of a tired 5000 casement, we handle the job from first call to final walk-through.
We Also Service These Brands
Mr-Glass is a strong line, but no single brand is right for every Fresno home. We also service and install PGT, CGI, CWS, and ES Windows, which means our recommendation for your repair or replacement comes from the full picture of what’s available, not from a sales target tied to one manufacturer. Call (559) 272-9650 and we’ll tell you straight which path fits your home.
FAQs – Mr-Glass Windows & Doors Service in Fresno
No, we are an independent Mr-Glass service provider and we are not affiliated with or authorized by the manufacturer. That’s by design. We recommend the repair or replacement that’s best for the home and the homeowner, not the path the manufacturer’s own service arm would prefer. For Fresno customers, that often means a $40 pair of OEM tilt latches on a 7900 Series single hung instead of a $900 sash replacement.
Yes, on the hardware where it matters. We use OEM Mr-Glass tilt latches, casement operators, and cam locks because generic versions change the feel and fit of the unit and tend to fail faster. For glass replacement, we source dual-pane Low-E IGUs matched to the original thickness and gas fill, so the new glass sits right in the existing frame and the warranty picture stays clean. Call (559) 272-9650 for a written estimate.
Most hardware repairs, like a tilt latch replacement on a 7900 Series or a roller swap on a 6900 horizontal roller, take under an hour on site once parts are confirmed. Glass replacement runs longer because the IGU has to be ordered and matched. Our Fresno shop stocks the most common OEM Mr-Glass hardware, so a lot of repairs are single-visit. Call (559) 272-9650 and we’ll give you an honest timeline for your specific unit.
Because the nylon tilt latch has snapped at the spring pocket. The 7900 Series uses left and right tilt latches that carry the full weight of the sash when it tilts inward, and Fresno’s summer heat expands and contracts those latches until they fail. The fix is replacing both latches with OEM Mr-Glass parts and rebalancing the block-and-tackle so the sash doesn’t slam down. One of our techs pulled a 7900 in Clovis with exactly this failure: the right-side latch had sheared, the sash kept dropping, and the owner said the window rattled every time the AC kicked on. We replaced both latches, rebalanced the sash, set the gap to 1/8 inch, and the rattle stopped.
Usually, yes. The 6900 Series horizontal roller panel jumps the track when the nylon rollers wear into ovals, and that wear happens because Fresno irrigation grit collects in the track and grinds against the rollers over time. We clean the track, replace the rollers as a pair, and set the panel height so it closes without catching. A full window replacement is rarely needed for this problem. Call (559) 272-9650 and we’ll look at the track and tell you exactly what’s going on.
Hardware repairs on Mr-Glass units in Fresno typically run between $80 and $240 per window for a tilt latch or roller replacement, including parts and labor. Glass replacement for a dual-pane Low-E IGU in a 7900 or 5000 series unit runs roughly $350 to $650 per opening depending on size and gas fill. Full frame replacement on older Mr-Glass windows runs higher, generally $700 to $1,400 per opening for vinyl replacement windows installed. These are the ranges we’ve seen across Fresno, Clovis, and the Tower District over the past several years. Call (559) 272-9650 for an exact quote on your unit, estimates are free and always written before work starts.
